Planning and Community Development
Delta County adopted a Land Use Code (LUC) establishing zoning and standards for use of private property depending on the zoning classification of that property. The intent is to provide a clear expectation of how private property can be used and the process for different uses, balanced with protecting agricultural lands and property rights. Links to the Land Use Code and interactive zoning maps are located on the Delta County Land Use Code web page. Forms have been created/updated based on these regulations.
One-Stop Permit Center
The Delta County Planning and Community Development Department serves as the One-Stop Permit Center for multiple land use applications within the County (Site Plan Review, Land Use Entitlement, Subdivision, Access, Utility, Address). Call 970-874-2110 or email the Planning Department for any questions about permits or land use in Delta County.
Development Application (Required)
When planning any development or subdivision (including adjusting property lines) in unincorporated Delta County, the process formally begins with a Development Application. The Development Application Form is required for all land use processes, activity within the right-of-way (Access, Utility), assigning Addresses and Road Names, and an initial review for Environmental Health (Septic, Floodplain, Storm Water).
Before submitting an application, we encourage you to bring in a concept plan and talk with Planning Staff to help inform you of the process, including any applicable permits or approvals and applicable fees. Once a Site Plan and completed application are submitted, Staff will conduct a Site Plan Review which will help assess if additional information is needed or if a pre-application conference is required.
Applications can be obtained from the Permit Center (If you would like a Development Application Form electronically, please contact the Permit Center at 970-874-2110 or email the Planning Department. Applications that do not include all required information (including fees) will not be processed (may be returned) until all required information is received.
