Sales used in the 2025 reappraisal are listed below. Residential property is appraised using solely the market approach to valuation per the Colorado Constitution. Generally, the value of all other property is based on consideration of the market, cost, and income approaches to value.
The data-gathering period for residential and vacant land valuations began on July 1, 2022 through June 30, 2024. The commercial data collection period began on January 1, 2022 through June 30, 2024. Sales transactions occurring after June 30, 2024 cannot be used or considered for valuation until the 2027 reappraisal.
